I’ve lost count of how many times a customer has called me, frustrated and confused, saying something like: “Bill, I sealed my roof six months ago and it’s already cracking and peeling. I bought the most expensive sealant I could find. What happened?” And every time, the answer is the same: they used the wrong sealant for their roof material. An EPDM sealant on a fiberglass roof. A non-sag product on a horizontal surface. A sealant that’s not UV-stable on a surface that bakes in the sun all day. The sealant wasn’t bad—it was just wrong for that specific application.
The RV sealant market is genuinely confusing. There are self-leveling sealants, non-sag sealants, silicone sealants, polyurethane sealants, rubber sealants, tape sealants, and coating systems. Each one is designed for specific materials, specific surfaces, and specific conditions. Using the wrong one doesn’t just mean poor performance—it can actually damage your roof or create conditions that accelerate the very leaks you’re trying to prevent.
This guide cuts through the confusion and gives you a clear framework for choosing the right sealant for every common RV repair scenario. I’ll walk you through the key variables that determine which product you need, match specific products to specific applications, and share the mistakes I see most often so you can avoid them.
This is the most critical step and the one that causes the most problems when it’s skipped. Your RV’s roof is made from one of four materials, and each material has specific sealant compatibility requirements. Using a sealant that’s incompatible with your roof material can cause the sealant to fail prematurely, damage the roof surface, or create adhesion problems that actually make leaks worse.
If you’re not sure what material your roof is made from, check your owner’s manual or contact the manufacturer. You can also do a simple physical test: EPDM feels like rubber and flexes when you press on it. TPO is smoother and more rigid than EPDM but still slightly flexible. Fiberglass is completely rigid and has a smooth, glossy surface. Aluminum is obviously a metal and will be cool to the touch.
After roof material, the next critical factor is whether you’re sealing a horizontal surface or a vertical surface. This determines whether you need a self-leveling sealant or a non-sag sealant, and getting this wrong is the second most common mistake I see.
The reverse mistake is equally problematic. Using a non-sag sealant on a horizontal roof joint means you’ll need to manually smooth and tool the sealant to get proper coverage, and it won’t flow into the tight crevices and gaps that self-leveling products fill automatically. The result is often a lumpy seal with voids underneath where water can penetrate.
UV resistance, temperature range, and moisture exposure all affect sealant performance over time. A sealant that works perfectly in a temperate climate may fail in the desert Southwest, where UV exposure is extreme, or in the northern states, where temperature swings between -20°F and 100°F put enormous stress on any flexible material.

Temperature range is equally important. Some sealants become brittle in cold temperatures and crack, losing their seal precisely when you need them most—during the freeze-thaw cycles of spring and fall when water intrusion is most likely to cause damage. Look for sealants with wide temperature ratings (ideally -40°F to 150°F or better) if you store or use your RV in cold climates.
If you need to apply sealant in less-than-ideal conditions—during a trip when you discover a leak in damp or cold weather—products like the DAP Dynaflex 230 can be applied to damp surfaces, which is invaluable for emergency repairs when you can’t wait for perfect conditions.
Every RV owner should carry a basic sealant kit that covers the most common repair scenarios. Here’s what I recommend keeping in your toolkit at all times: one tube of Dicor self-leveling sealant (for horizontal roof repairs), one tube of a non-sag sealant compatible with your sidewall material (for vertical repairs and fixture sealing), one tube of emergency quick-cure sealant like the DAP Dynaflex or 3X Chemistry Dura Seal (for on-the-road leak stops), and rubbing alcohol or sealant prep cleaner for surface preparation.
That four-product kit handles the vast majority of sealant needs you’ll encounter during a camping trip or seasonal maintenance session. Add the Ames elastomeric coating and the Star Brite marine silicone for more comprehensive projects, and you’re equipped for virtually any sealing challenge your RV can throw at you.
Most sealant work is well within DIY territory, but there are situations where professional help is the smarter choice. If you discover active water intrusion that’s been going on for a while—soft spots in the roof decking, discolored or bubbling interior ceiling panels, a musty smell in the walls—the damage has likely progressed beyond what surface resealing can fix. In these cases, a professional RV technician needs to assess the extent of the water damage before sealing over the top of it.
Sealing over active rot is one of the worst things you can do because it traps moisture inside the structure, accelerating the damage while hiding it from view. I’ve seen rigs where an owner resealed the roof every year without addressing the rotten substrate underneath, and by the time the structural damage became obvious—the ceiling started sagging—the repair cost had gone from hundreds to thousands of dollars. If you suspect structural water damage, get a professional inspection before you pick up the caulk gun.
Full roof recoating with an elastomeric system is another job that benefits from professional execution if you’re not confident in your ability to prep the entire roof surface and apply an even coating. The prep work—cleaning, degreasing, repairing all seams, and priming if required—is more critical to the final result than the coating itself. A professional applicator has the tools, experience, and scaffolding to do the job efficiently and correctly the first time.
That said, spot repairs with lap sealant, fixture sealing, and routine maintenance are absolutely DIY tasks. You don’t need professional training to apply a bead of Dicor around a vent. You just need the right product, a clean surface, and the patience to do it properly. The guides above give you everything you need to handle 90% of the sealant work your RV will ever require.
Sealant doesn’t last forever on the shelf, and expired sealant is a common source of adhesion failures. Most tube sealants have a shelf life of 12–18 months from the date of manufacture. After that, the chemical properties begin to change—the sealant may not cure properly, may not develop full adhesion, or may remain permanently tacky without ever reaching its rated hardness.
Check the date code on any sealant tube before you use it, especially if it’s been sitting in your storage bay for a season or two. If the sealant comes out of the tube grainy, separated, or significantly thicker or thinner than expected, discard it and use a fresh tube. The cost of a new tube of sealant is trivial compared to the cost of applying expired product that fails to protect your roof.
Store sealant in a cool, dry location away from direct sunlight and extreme temperatures. The storage bay of your RV is generally fine for the current season’s supply, but don’t leave tubes in there over winter if your RV is stored in freezing conditions. Some sealants can be damaged by freeze-thaw cycling even before they’re applied. Keep your spare tubes in a climate-controlled space until you need them.
RV sealant isn’t complicated once you understand the three key variables: roof material, surface orientation, and environmental conditions. Match those three factors to the right product and you’ll get a seal that protects your rig for years. Ignore any one of them and you’ll be back on the roof with a caulk gun sooner than you’d like.
