  • Twice per year (spring and fall): Get on the roof and visually inspect every sealant joint. Look for cracks, lifting edges, discoloration, and gaps.   • Once per year: Apply fresh sealant to any areas showing early signs of wear, even if they haven’t failed yet. Sealing the wrong spot gives you a false sense of security while the real entry point continues to let water in.

The most reliable method I’ve found for locating roof leaks is the systematic water test. On a dry day, have someone inside the RV watching the ceiling while you’re on the roof with a garden hose. Start at the lowest point of the roof (typically the front or rear edge, depending on your roof’s slope) and slowly work the hose upward, soaking each seam and penetration one at a time. When the person inside sees a new drip, you’ve found the entry point—or at least narrowed it to the section of roof you were last soaking.

Work methodically from low to high so you can isolate each potential entry point. If you start at the highest point and flood the entire roof, water will run downhill across every seam, making it impossible to tell which one is actually leaking. Patience is key here—spend at least two to three minutes on each seam or penetration before moving up to the next one. Some leaks only appear when water sits on the sealant for an extended period, which means a quick spray won’t reveal them.

Once you’ve identified the entry point, mark it clearly—a piece of painter’s tape on the roof surface works well—and then repair it using the appropriate sealant from the solutions above. After the repair has cured, repeat the water test to verify the fix. Finding and fixing a leak without confirming the repair is like diagnosing a problem without checking that the solution actually worked.

If the water test fails to reveal the leak source, or if water is entering at multiple points simultaneously, the problem may be more widespread than a single sealant failure. This is when I recommend having a professional inspect the roof, because the issue might involve membrane damage, substrate deterioration, or a structural problem that surface resealing alone can’t address.


The True Cost of Ignoring a Roof Leak

I want to be direct about this because I’ve seen too many RV owners learn this lesson the hard way: the cost of repairing water damage increases exponentially with time.

A leak caught in the first week might need nothing more than a bead of sealant—cost: $10 and fifteen minutes. A leak that goes undetected for a month might saturate the insulation and require removing a section of ceiling—cost: $200–$500 if you do it yourself.

A leak that persists for a full season can rot the roof decking, delaminate the wall structure, and create mold conditions that require professional remediation—cost: $2,000–$8,000 depending on the extent of the damage.
